Seven plats, three product types

The 1993 to 2005 core of Windermere is 1990s two story traditional with Georgian and Colonial Revival brick fronts, which is the elevation language that defined Fishers in that decade. Two of the seven plats are named for what they kept. Woods Edge at Windermere and Woodlands at Windermere retained tree cover, which means rear elevation shading differs plat to plat inside the same neighborhood. The Ironwood side has golf course frontage with unobstructed rear sight lines on the frontage lots. Exposure here's genuinely not uniform, and a solar fabric recommendation that suits a Woodlands lot with standing timber behind it may be the wrong recommendation two streets away on a fairway.

What a Windermere measure runs into

The shape vocabulary here's classic mid-1990s Fishers and it repeats reliably within a plat: two story foyer glass carrying a half round or elliptical transom, palladian assemblies set into front gables, arched heads, bay projections in breakfast nooks, and sliding and French doors out to rear decks and patios. Two story great room glass is common in the detached stock and rare in the villa product, where the ceiling is single story throughout. That difference alone means a villa quote and a detached quote from the same street aren't comparable documents.

Depth is the recurring problem. Mid-1990s Fishers construction is the drywall return era, so inside mount depth can't be assumed and frequently varies from one opening to the next inside a single house. Settling runs 20 to 32 years on the bulk of the stock and the 1993 to 1998 houses have moved, so a three point measure and a diagonal aren't optional. The 2013 to 2015 infill houses on the same streets measure square with consistent depth, which is a useful reminder that the address tells you less here than the construction year does.

Specifying inside Windermere

There's no single Windermere recommendation, and anybody offering one hasn't asked which plat you're in. A detached golf frontage house with a two story great room and unobstructed western exposure wants motorized solar product on the rear and a plan for the foyer. A Woodlands house behind retained tree cover wants a higher openness factor and less of it. A villa wants reachable cordless product across twelve to eighteen ordinary openings and none of the reach engineering at all. What all three share is the depth check, because the mid-1990s construction underneath them is the same.

Finding your way around Windermere

Windermere sits in south east Fishers between 96th and 106th, wrapping the Ironwood golf land and running toward Geist Reservoir to the east. The street names come from tour courses, which is a marker nothing else in this file shares: Muirfield, Doral, Innisbrooke, Inverness and Treyburn alongside Windermere itself, Woods Edge and Crosswinds. The nearest Hamilton Southeastern elementary schools are Geist and Brooks School Elementary, with attendance boundaries not separately verified for these plats. Residents locate themselves by which of the seven plats they're in rather than by the community name.

Windermere associations and sub associations

Windermere operates a community association with sub associations for the Villas, Pointe, Crosswinds, Woods Edge and Woodlands plats, which is worth knowing before you assume one set of documents governs your house. Architectural review arrangements were not verified and we won't describe an approval process we haven't read. No recorded covenant or published architectural guideline requiring a particular color or finish on street facing window coverings was located for any Windermere plat, or for any named Fishers subdivision.
