Four decades of lake building

The architectural sequence follows the decades closely. The 1983 to 1990 stock is cedar contemporary lake houses using ribbon and clerestory glass rather than great room walls. The 1990s and 2000s bring two story traditional and Nantucket influenced lake elevations with palladian and arched heads, then two story great room walls. The 2010s and 2020s bring custom transitional and modern waterfront with stacking door walls and corner glass. Screened porches and three season rooms are near universal on waterfront lots across all of it.

Because more than twenty plats sit under one informal name, the sensible unit of work is the individual plat and the individual house rather than the cluster. Villages at Geist, Reserve at Geist, Westbrooke at Geist, Valleys at Geist, Fox Hollow at Geist and Intracoastal at Geist each have their own association, and several carry dock and shoreline provisions. Which specific plats hold deeded water frontage rather than water view was not verified lot by lot, so we establish that at the house rather than assuming it from a name.

Establish the decade before anything else

Opening counts split hard by position. Inland Geist plats at 2,000 to 3,200 sq ft carry roughly 18 to 28 openings. Waterfront houses at 5,000 to 9,000 sq ft carry 45 to 80, weighted heavily to the water elevation. The shapes go by decade: 1980s ribbon and clerestory bands on the cedar contemporaries, 1990s palladian and arched heads, 2000s two story great room walls, and 2010s to 2020s stacking door walls with corner glass. Two story great room glass is standard on the post-1995 and waterfront stock and absent from the 1983 to 1990 houses entirely.

There's no community wide answer on casing depth and it would be dishonest to offer one. Four decades of construction across twenty plus plats means the only safe approach is to establish the decade of the individual house first and measure from there. Squareness runs from new to forty two years, so a three point measure and a diagonal apply without exception, and the 1980s houses have moved as much as anything in Fishers outside Sunblest Farms. We photograph existing conditions at every opening before ordering.

Specifying somewhere along the Geist shoreline

The first question is never product, it's position and decade. A waterfront 2006 house with a two story wall on the reservoir, an inland 1998 house in Fox Hollow behind thirty year canopy, and a 1985 cedar contemporary with clerestory bands are three unrelated jobs that people describe with the same word. Once position and decade are settled, the recommendations become straightforward. What stays constant across all of them is that we photograph and measure every opening rather than working from a plat name, because there's no plat level answer in this cluster.

The shoreline and its plats

The cluster runs along the Geist Reservoir shoreline on the east edge of Fishers from about 96th Street north to 113th, with plats on both the Fishers and unincorporated sides, and residents identify by their individual plat and by which arm of the reservoir they're on rather than by any collective name. Olio Road and Fall Creek Road are the routes people give. Geist Waterfront Park, a 70-acre city facility costing $15.5 million, opened in spring 2023 with beach access and boat launches. Geist Elementary serves much of the area, with boundaries not verified across all plats.

One association per plat, not one for the cluster

There's no Geist wide association. Villages at Geist, Reserve at Geist, Fox Hollow at Geist and the rest each operate their own, and several carry dock and shoreline provisions, which is a different subject from interior window treatments. Architectural review arrangements were not verified across the cluster and we won't describe an approval process we haven't read. No recorded covenant or published architectural guideline requiring a particular color or finish on street facing window coverings was located for any of these plats, or for any named Fishers subdivision.
